  • The IRS states that an HOA is “a membership organization formed by a real estate developer to own and maintain common green areas, streets, and sidewalks and to enforce covenants to preserve the appearance of the development may be exempt as a social welfare organization if it is operated for the benefit of all the residents of the community.”

    Brookston Place uses Kirkpatrick Management as the HOA property management company.

  • Bylaws are used to guide the board’s actions and decisions. They are helpful in preventing or resolving conflicts and disagreements. They can protect the organization from potential problems by clearly outlining rules around authority levels, rights, and expectations.*

The CC&Rs describe the requirements and limitations of what you can do with your property. The goal of the CC&Rs is to protect, preserve, and enhance property values in the community.*

  • The HOA Board of Directors are responsible for creating a yearly budget that outlines the estimated amount of money that will be needed to cover neighborhood items such maintenance, landscaping, snow removal, upgrades, insurance, potential repairs and community events. The estimated total of these items are divided by the number of lots in the community, which determines how much they charge in HOA dues.
